River Pointe

River Pointe is an Active Adult, Over 55 gated community in Manchester, Ocean County, NJ. This community is mostly new construction, however, at times resale homes are available. When completed, there will be 504 homes in River Pointe. River Pointe should be sold out by 2012.

There are 8 different model homes available in River Pointe. The homes have 2 or 3 bedrooms, a 2 car garage and some models have a loft. Sizes range between 1,269 and 2,668 sq ft. The homes are heated by natural gas. Pricing for new construction starts in the upper $200,000's. Estimated taxes are based upon the final sale price, and should be between $4,500 and $7,000. The monthly maintenance fee is currently $245.

The 16,000 sq ft clubhouse offers indoor/outdoor pools, a state-of-the-art fitness center, computer lab, library, card rooms, tennis, bocce, a restaurant and bar. Even though this is not a golf community, there are numerous public golf courses in the area.
