A Few Possible Reasons Why Your House Hasn’t Sold

Your house is currently for sale. When you first put it up for sale you were hoping for a quick sale. And even more so if you put a lot of money and effort into improving the house and if it’s in a great neighborhood.

Maybe a few months have gone by and you haven’t had any real offers, then maybe you should worry. Here are a few reasons why your house might not be selling.

If you priced your house too high it’s not going to sell. End of subject. Speak with your Realtor and get a new market valuation, the markets do change. And remember just because you made some very expensive renovations which you made for your pleasure, you can’t assume that the entire cost of that renovation renovation get’s added to the value.

Has your house been for sale so long that the pictures include snow? Get rid of them and get some new pictures. It’s springtime, almost summer. You want pictures showing a lot of green and hopefully some flowers. Take a closer look at the interior pictures. Especially the kitchen. That’s the first thing that people look at, make it a good one.

Are you home when someone comes to show the house? Don’t do that. Get out of the house. Buyers don’t want to have the seller looking over their shoulder. It makes them uncomfortable and may chase them away.

You live in your house. You may not see things that are going on because it’s there all the time. You may have a dirty house and you don’t even realize it. Maybe it’s time to have a professional come in clean your carpet, windows and give the whole house of going over.

Do you have too much of your own personal decor? We always tell people to remove all traces of you. Take down the personal decor and go with the more generic decorations in the house. All your pictures of your children and your family are great, and you love having the pictures around. But if the buyers are stopping their investigation of the house to look at pictures of you and your children, that’s not good. Take them down pack them away. You can put them back up in your new house.

Do you have too much clutter in the house?  Clutter is not dirt. Clutter is things like there may be too much furniture in the room. This can make the house feel small. Move out some of the furniture and go for the minimalist look.

Are your closets full? Cleaning them out and get rid of the stuff or pack it away off site somehow. Just get it out of the house. If closets are overflowing you’re sending a message to the buyers that there’s just not enough storage space.

Is the house in need of repairs? Take care of as much as you can afford to get done.
