So, here are some of the most popular Active Adult Community FAQ’s (Frequently Asked Questions) that we get asked. Does Everyone Have to be 55?
In almost every adult community in New Jersey, one person needs to be at least 55, while everyone else must be at least 19. However, a few communities allow the primary resident to be younger.
Can I move into an adult community if I’m not 55?
Some communities, but not all, when purchasing new construction, will allow a percentage of buyers to be under 55. When that percentage has been reached, no more will be allowed. It’s up to the Homeowners Association to continue that rule after new construction is complete. However, most don’t allow it. Very few communities will allow this on resales.
How does the gate house work?
As a resident, you’ll receive a remote which opens the gate. Additionally, if you have a relative or a friend, who you want to be able to come and go as they please, you can give them a remote or make them a permanent visitor. For one time visitors, simply call the gatehouse and ask them to let them enter.
What about my grandchildren?
Most communities allow grandchildren to visit and they can also stay overnight. Each community has their own rules as to how many total nights per year and how many consecutive nights grandchildren can stay. However, this is for visits, not permanent residency. To live with you permanently, they must be at least 19..
Can I put an addition on my home?
Most homeowners associations will say no additions are allowed. However, if sun rooms were an option from the builder, they may allow you to add one.
The monthly fee pay for what?
This is a popular adult community FAQ. Typically, the HOA provides garbage removal, lawn maintenance and snow removal, once it reaches 2.5” or 3”. Additionally, you’re allowed use of the clubhouse and the facilities. When homes are attached to other homes it’s usually condo ownership. Therefore, most of the time exterior maintenance is also included. However, each association is different. Therefore, we urge you to check before you purchase.
What’s with the one time buy in fee ?
Quite often, adult communities charge a fee to each buyer which is due at closing. These funds go into the general operating account and are used to (partially) keep the monthly payments for all owners in check. The amount can sometimes be substantial, so check in advance so you won’t be surprised.
Can I get a mortgage if I’m retired?
Lenders don’t care about your age, just your ability to repay the loan. If you have sufficient income and if your credit is good, you should be able to qualify for a mortgage. To be sure, speak with a mortgage broker to find out if you can, and for how much.
