Avoid This When Selling Your Home

You should avoid doing this when you’re selling your home. After all, you wouldn’t want prospective buyers to have a negative impression of your home, would you? Of course not. Even though you’ve cleaned the home, painted, freshened the landscaping and staged the home, it may not be ready to sell. However, there are a few more things to consider when putting your home on the market. And surprisingly, many sellers don’t these issues into consideration.

The Pictures

Quite often, pictures on the internet are the first thing people see about your home. Don’t let the little details in the pictures cause a bad first impression. Small details which may be insignificant, can leave a bad impression. Before the pictures get posted on the internet, give them a critical examination. We’ve seen pictures with dirty clothes on the floor, and stacks of mail on the counters. Also we’ve seen overflowing garbage cans, open toilet lids and shoe collections in the foyer. And my favorite is the image of the photographer in the mirror.

The Used Car Lot

If you have a garage use it to put cars in. If the driveway is full of cars, people think the home is too small.

Pets

I’m not saying anything bad about pets, I like pets. But not everyone does. Once, we went into a home to show it and their dog was so excited to see us, he was jumping on us and then the dog peed on the floor. Needless to say, the buyers wanted to leave immediately. So either cage the pets, or take them with you. A barking dog makes many buyers nervous.

As an aside – why is it that when someone says “Needless to say”, they immediately say it?

Acccess

Make the home available to see. Don’t limit the days and times that buyers can look at it. And please, use a lock box. If you make it difficult for agents to show they home, they won’t. And if you’re home when a buyer comes, go for a walk.

Finally, here’s the biggest thing to thing to avoid when selling.

The Wrong Price

There isn’t a problem in any house that cannot be cured by pricing it properly. If there’s something not right in the home, either fix it or reduce the price proportionately.
