There are 7 different Crestwood Villages, Crestwood 1-7 which is located in the Whiting section of Manchester. From it’s location in Whiting, it offers easy access to the Garden State Parkway. In the 7 villages there are 5,694 homes. In addition, the population is more than 8,000 people.
Each village has it’s own homeowners association, therefore there’s a monthly fee. The services and amenities provided by the monthly fee vary from village to village.

The Homes in Crestwood Village Manchester
All homes are Active Adult, Over 55 communities. The homes in Crestwood 1-4 have a co-op ownership, while Crestwood 5-7 are conventional ownership. Some homes are studios without a defined bedroom. However, most homes are either 1 or 2 bedrooms. In addition, some have a garage. You’ll find both attached homes and single family detached homes. The attached homes are either condo style ownership or co-op style ownership. Either way, the homeowners association is responsible for exterior maintenance of the building. However, the owners of the detached homes are fully responsible for maintaining their entire building.
Homes typically sell for between +-$40,000 and $300,000. You’ll find that the lower priced homes are mostly in Villages 1-4.
Financing
As per the bylaws, the co-op homes are not allowed to be financed because the corporations that own the complexes have their own financing in place. As a result, be prepared to pay cash for a home in Crestwood 1-4. The homes in Crestwood 5,6 and 7 are eligible for normal financing. Interest rates remain reasonable. As of 10/10/22, rates average around 6.8%.
Transportation
Ocean County offers transportation options to seniors, aged 60 or older. One program offered is Ocean Ride, which provides transportation to shopping such as supermarkets, malls and similar locations. There’s a set schedule every week. Transportation to other adult communities and connections to other means of travel is also available. There is no charge for using this service.
Reserve-A-Ride is another program offered by Ocean County, which provides non emergency medical transport. This will take seniors, again age 60 or older, to any medical facility in Ocean County. This service is provided at a nominal charge by Ocean County. However, you will need to make your reservations in advance.
New Jersey Transit has a Park and Ride location nearby in Toms River. Bus service is offered to New York City and other points north.
