I am sure that at one time or another, you have seen one of those television shows where someone buys a house, fixes it up and sells for a huge profit. But did you realize that you can make similar fixes to your home and substantially increase your home’s value also? As an extra added bonus, you can enjoy the changes that you make while you own the house. Here are some of the best investments that you can make in your home.

Fix Any Major Issues

The first and most important is to fix any major issues. Fix any roof leaks, plumbing leaks, and make sure all major systems are fully functional. A new roof will be a major selling point so if yours is older, consider having it replaced.

Improve the Exterior

This is a great investment. An attractive house makes a good first impression on a buyer. If your siding is paintable, a fresh coat of paint can do wonders. Or possibly have vinyl siding installed. How are the garage doors? If they are old, rotting or just plain look bad, it doesn’t cost all that much to replace them. And if you are handy, it’s a pretty easy task.

The Entry Door

Is your door an older wooden door? At the very least, put on a fresh coat of paint. Better yet, replace with a solid steel door. This can make your home a little safer, and can conserve enery. And talking about saving energy, what condition are your windows in?

Kitchen and Bath Updates

In addition to making it nicer for you, these are items that buyers always want to see as upgrades. If your cabinets are solid, you may just want to have them re-faced. Solid surface counter tops are a must for many buyers. And don’t forget to update the appliances.

Just a word of caution – don’t over improve the home. Keep it within the range of similar homes in the area. If you over spend on a kitchen make over, you may not get the proper return on your investment.
