Let’s start with the obvious. Hire a good experienced Realtor.* see below You will probably get enough more by using a Realtor to pay the brokerage fees and have some left over for a nice vacation. Now let’s discuss the home. You have probably heard that you only have one chance to make a good first impression. So make it a good one. Make the exterior of the house look good. Clean up the landscaping, keep the grass green and neatly cut, edge the sidewalks. Power wash the walkway and the front stoop if necessary. Look at the front door. At the very least, clean it. If needed, paint it. What does the doorknob look like? Either clean it or replace it. If there are glass panels, clean them. Brush away any cobwebs, and make sure the doorbell works.
Inside, make it clean and make it smell nice. If needed, hire a cleaning service to give it a good cleaning. Remove clutter. Clean out the closets, if they are full it sends buyers a message that there is not enough closet space. If you have carpets make sure they are clean, Rent a carpet shampoo machine. Look in all corners and clean out the cobwebs. Look at the air vents, both returns and supply, do they need cleaning? Many times we see supply vents that are rusty. Buy new ones.
