What Is Included With The Sale?

Many people don’t know what’s included with a home sale.

What’s included?

There are no hard and fast rules as to what is included when you purchase a house. Every transaction is it’s own separate entity. But there are some constants in the equation.

Of course, the building itself is conveyed intact. In order to get the Certificate of Occupancy, most towns require a system to heat the home ( air conditioning is not necessary). A working bathroom, a working kitchen sink, hot water are also necessary. But these items are always included in the sale. Possibly they are not all in working condition, but they are included.

Here’s What’s Usually Included

But let’s get serious here. These are items that typically are included in the sale, but not always:

Refrigerator
Washer / Dryer
Window Treatments
Garage Door Opener
Light Fixtures
Ceiling Fans

The MLS Listing states what is and isn’t included in the sale. But sometimes, items are not listed either way. When we write a contract for a purchase, if any of the above are not listed on the MLS Listing, we add those items to the contract. Then, if the seller wants to keep them, it becomes a negotiation in the attorney review process.

I don’t know why, but many people seem to have a strong attachment to the dining room chandelier. It is quite common for that item to not be included. If it is removed, the seller must either put a cover on the receptacle as leaving it uncovered is a fire hazard. The seller can also install a replacement fixture. This would typically be something purchase for less than $10.00. In my opinion, usually when the seller wants to keep a light fixture, it’s so ugly they are doing the buyer a favor by removing it.
